The answer depends primarily on whether you are an equity owner or not and the location of your lot. Maple Leaf is organized as a not-for-profit corporation under Florida Statue 617. Approximately 94% of the homeowners are equity owners that have purchased a certificate and invested in the community and their lots are taxed as real property by the County. Equity owners who are Florida residents are eligible for a $25,000 homestead exemption, which will significantly lower property taxes. The remaining 6% of homeowners are lot renters who have chosen not to purchase a certificate and pay a higher lot rent. The current price of a certificate on those lots is $40,000. Local banks offer financing for homes and certificates to qualified buyers. The location of your lot, for example golf course or perimeter, also affects your monthly/annual costs.
