“WHAT WILL IT COST ME TODAY TO LIVE IN MAPLE LEAF GOLF & COUNTRY CLUB?”

The answer depends primarily on whether you are an equity owner or not and the location of your lot.  Maple Leaf is organized as a not-for-profit corporation under Florida Statue 617.  Approximately 94% of the homeowners are equity owners that have purchased a certificate and invested in the community and their lots are taxed as real property by the County.  Equity owners who are Florida residents are eligible for a $25,000 homestead exemption, which will significantly lower property taxes.  The remaining 6% of homeowners are lot renters who have chosen not to purchase a certificate and pay a higher lot rent.  The current price of a certificate on those lots is $40,000.  Local banks offer financing for homes and certificates to qualified buyers.  The location of your lot, for example golf course or perimeter, also affects your monthly/annual costs.

The following are estimated monthly and annual costs categorized by certificate or non-certificate owner and the type of lot.

NOTE: Some bills are paid annually. Lot rents fees are subject to annual increases due to budgeting requirements.  Certificate lot rents increases are based on the perimeter lot amount and the differential amount from perimeter lots to other lot classifications is maintained.  All other costs are estimates and are subject to change.  Some expenses such as repairs, maintenance, telephone, etc. vary too greatly to estimate.
